The “2015 Remodeling Impact Report” from the NATIONAL ASSOCIATION OF REALTORS® reported the total median cost for a complete renovation for a 210 square-foot kitchen is around $60,000. If you can’t afford to remodel the entire kitchen at once, do it in five budget-saving stages. If you have just purchased a house or thinking of moving to a fixer-upper, you can request an extended mortgage that will cover the costs of the renovation.
Stage One: Complete Design Plan
Stage one is the definitely one of the most fun aspects when it comes to remodeling your kitchen. This is where you get to plan out everything that’s going to happen to your kitchen. This includes knocking down necessary walls, the location of everything in your kitchen, potential electrical and plumbing work, cabinets, lighting fixtures, sinks, appliances, colors, everything!
There are a few ways you can go about designing your new kitchen, if you’re a do it yourself and have an eye for design, you can scroll through kitchens on the internet that you like to start creating your ideal kitchen. You can also head over to Ikea and walk through their maze of kitchens to get ideas. If you are more hands-off, consider hiring a certified kitchen designer, architect or contractor to tackle the project. If you use a professional, you should expect to spend about 10% more on top of the total project costs. You can also seek professional remodeling help from major home improvement stores like Home Depot, Lowes, and Ikea.
Cost: Professional Designer: About $5,800
Strategy: All plans are set for the remodel. Can begin the work when you’re ready.
Time Frame: 3 – 6 Months
Stage Two: Order Appliances, Cabinets, Lighting Fixtures and Flooring
The biggest cost of your kitchen remodel is the cabinets and appliances. It may take four to six weeks for the cabinets to be delivered and if you want to have them laying around until you are ready to install them, that is also an option. If your current appliances are still functional and you are happy with them, then don’t waste money on brand new ones. If it’s just not in your budget right now, you can slowly buy new ones in the future, one-by-one as you can afford them. Be sure to consider the size of your future appliances during the remodel so they will fit afterward. Lighting fixtures are also something that can wait or not completely necessary to replace if you’re happy with yours.
Flooring, on the other hand, is a bit trickier. You will need to see if your kitchen floors go underneath the cabinets or if they are placed against the cabinets. If you’re changing your cabinet configuration and the floor is placed against the cabinets, you will need to replace the flooring. If the old flooring matches the new cabinets and the floor is placed under the cabinets or you’re keeping the same configuration, just keep your flooring to save costs. When picking new flooring, you will need to consider the height of the flooring. Vinyl and linoleum are thin while tile and wood are a bit thicker. This should be considered when measuring the heights of cabinets.
Cost: Cabinets: $16,000, Appliances & Lighting: $8,000, Vinyl Flooring: $1,000
Strategy: Keep old lighting fixtures, flooring and old appliances if possible. You can replace later if you want.
Time Frame: 2 – 3 Weeks
Stage Three: Do Plumbing & Electrical Work
This is when the work really begins. You will need to have your kitchen gutted, appliances and old cabinets removed and walls may need to be opened up for electrical work. Move your fridge, microwave, and toaster to the garage, or empty room so you can still cook meals at home. It’s best to renovate your kitchen during summer so you can at least grill your meals outside.
Cost: $14,500 for removal and installation of new electrical and plumbing
Strategy: Tear out and install new electrical and plumbing in a quick timeframe if possible. Plan for a makeshift kitchen elsewhere in your home, like grilling outside.
Time Frame: 6 – 10 Weeks
Stage Four: Installation
Once the gutting of the kitchen and plumbing and electrical work are complete, here comes the fun part: installation. You should have ordered all of your cabinets, appliances, flooring and lighting fixtures in advance so you are ready to install the minute the other work is complete. This is the time where you will paint the walls, install any backsplash on the walls and install countertops. To save money, consider installing an inexpensive countertop such as marine plywood or inexpensive laminate. You can always swap these out later for marble, granite, tile or a solid surface when you have the budget.
Strategy: Install a more expensive countertop when you can afford it.
Time Frame: 1 – 2 Weeks
Final Stage: Upgrade When Possible
If you went down the least expensive route to just begin your kitchen remodel, the final stage includes upgrading when it’s possible in your budget. You can replace the laminate flooring or countertop, or buy those new appliances you have been keeping your eye on. This is the final step in transforming your kitchen into the one you have been dreaming of.
